CHAIRMEN OF THE BOARD OF MANAGERS
Mr. Stephen Perlmutter has served as President and CEO of Pinecrest since its inception. Mr. Perlmutter has more than 35 years of experience in real estate. He previously spent more than fifteen years working extensively with many of America’s and Europe’s largest pension and retirement plans, serving as Co-Chairman of Heitman’s institutional advisory business, overseeing a portfolio of more than $13 billion in the student housing, office, retail and industrial sectors. From 1995 to 2001, Mr. Perlmutter and his team established Heitman’s international business, capitalizing on the rapidly changing conditions in Central Europe, the team pioneered direct and fund entity investments in the region. Mr. Perlmutter currently is a managing director of Perlmutter Investment Company, a multi-disciplined private equity real estate company affiliated with Pinecrest, as well as a board member and Chairman of the Executive Committee of International Airports Centers, a related company specializing in modern warehouse/distribution facilities with a portfolio of approximately 8 million square feet developed and acquired primarily on the west coast. During his career, Mr. Perlmutter has been directly involved in more than $6 billion of real estate transactions. He is a graduate of the University of Michigan with a degree in Economics.
CHIEF EXECUTIVE OFFICER
Mr. Tyler Perlmutter is responsible for the overall success of Pinecrest’s investments across the entire portfolio. This includes all financial operations, leasing, marketing, property management and reporting for each property. Mr. Perlmutter also plays a key role in development projects through strategic planning, market research, investment reporting and organization among various contributing partners. He also leads Pinecrest’s new business development department by curating new development opportunities, enhancing the Company’s student housing presence and creating relationships with major players in the industry. Prior to joining Pinecrest, Mr. Perlmutter completed two summer internships with International Airport Centers LLC., an affiliated industrial real estate company. He holds an MBA in Finance from the Lake Forest Graduate School of Management and a Bachelor’s Degree from the University of Denver.
CHIEF FINANCIAL OFFICER
Mr. Joseph Perlmutter has served as Chief Financial Officer of Pinecrest Partners since 2017. As CFO, Joseph Perlmutter oversees the Pinecrest property financing activity, financial reporting, cash management, budget and business plan forecasting. Mr. Perlmutter is also currently Chief Financial Officer of International Airport Centers and a member of its Board of Managers, Executive Committee, and Compensation Committee. International Airport Centers is a private industrial property acquisition and development company. In addition, Joseph Perlmutter is a principal member and Chief Financial Officer of Perlmutter Investment Company. Previously, Mr. Perlmutter served as a Board of Manager of BellPIC, a major capital partner in Davis Street Properties, which company acquired and developed a portfolio of high-end regional malls. From 1981 to 1999, Mr. Perlmutter was employed at Heitman Financial Ltd, and served as President of Heitman Finance Group. Throughout his career, Mr. Perlmutter has been involved in the acquisition, development and financing of hotel properties, office, retail, industrial, multi-family and residential land. Mr. Perlmutter holds a Bachelor of Science degree from the University of Colorado, and is a resident of California.
Mr. Craig Arnson has been a Managing Director and General Counsel of Perlmutter Investment Company, L.L.C. and International Airport Centers L.L.C. (PIC/IAC) since 2000, and, in 2013, he became General Counsel of Pinecrest. Prior to joining PIC/IAC, Mr. Arnson spent five years as General Counsel of Amerihost Properties, which is a hotel development company headquartered in Des Plaines, Illinois. Previously, Mr. Arnson was an associate attorney at several prominent law firms in Chicago, where he specialized in handling all aspects of real estate and other commercial transactions. Mr. Arnson is a graduate of the University of Michigan (B.A., Economics) and the Boston University School of Law (J.D.). Mr. Arnson also is a licensed Managing Real Estate Broker in Illinois and a member of the American Bar Association.
MANAGING DIRECTOR OF CONSTRUCTION
As Managing Director of Construction, Mr. Cliff Williamson is responsible for ensuring that construction work across Pinecrest’s investments nationwide is executed in line with Pinecrest’s standards for quality within strict time and cost parameters. With extensive training in architecture and design, Mr. Williamson brings over two decades of nationwide retail, commercial and residential construction management experience to Pinecrest. Prior to joining Pinecrest, at The I.Grace Company, Mr. Williamson oversaw the architectural planning and directed construction of large scale multimillion dollar projects on the East and West Coasts. Mr. Williamson holds a Bachelor of Art in Landscape Architecture with a focus on Urban Design from Louisiana State University.
Mrs. Andrea Anderson is the Controller and Human Resource Director of Pinecrest. Mrs. Anderson is responsible for the financial reporting, budgeting, cash flow analysis, audit and tax preparation for the Pinecrest portfolio. She has +27 years of experience in corporate accounting. Mrs. Anderson also serves as Controller and Human Resource Director of International Airport Centers LLC, an affiliated industrial real estate company since its establishment in 1996. Prior to joining the firm, she was a Senior Manager at BDO USA, LLP where she served from 1990 to 1996 in the corporate tax department specializing in real estate. Mrs. Anderson is a Certified Public Accountant and holds a Bachelor of Science in Accounting from Madonna University. She is a member of the American Institute of Certified Public Accountants, Michigan Association of Certified Public Accountants and Construction Financial Management Association.
DIRECTOR OF FINANCE
Mr. Jackson Perlmutter is responsible for providing analytical support for Pinecrest. This includes underwriting new potential investments during the due diligence process and providing analytical support across the existing portfolio. In this role, he is responsible for sourcing, evaluating and executing direct development opportunities as well as maintaining success of existing investments. Prior to joining Pinecrest, Mr. Perlmutter worked at LaSalle Mortgage Real Estate Investors. He holds a Bachelor’s degree in Business Administration from the University of Oregon.
DIRECTOR OF PROPERTY OPERATIONS
Ms. Patrycja Czachowska is the Director of Property Operations and is responsible for supervising and monitoring property performance done by third-party management for the entire Pinecrest portfolio, including expense controls, budgeting and corporate business plan implementation. This also includes support for the on-site management and leasing team through property visits and weekly calls to report activity to the remainder of corporate members. Ms. Czachowska also serves as Director of Tenant Relations and Marketing of IAC Properties LLC, an affiliated industrial real estate company. She holds a Bachelor of Science degree in Business Economics from the University of California, Irvine. Ms. Czachowska also holds a CalBRE license as a Real Estate Sales Person in the state of California and is a candidate for a CCIM membership designation.
Ms. Katie Beegun is the Senior Accountant of Pinecrest. Ms. Beegun works directly with Pinecrest’s property management team to prepare and analyze financial reports for the Pinecrest portfolio. Reporting monthly results from operations to the Pinecrest Executive team. Ms. Beegun has 10+ years of property accounting experience, having worked for a third-party management company, overseeing the accounting for an 80+ property portfolio as well as managing daily operations and all aspects of human resources. Most recently, Ms. Beegun worked at a CPA firm on team that provided Controller/CFO services to small businesses, including numerous real estate clients. She holds a Bachelor of Science in Accounting from Roosevelt University.
